Why are we selling?
Getting older! It’s been 18 years of pleasure, surf and so many new friends. Yes, it’s a sad day.
Why buy now?
The population growth, burgeoning tourism and the lack of quality beach front land with large, contiguous sections is pushing up the prices quickly. Just farming land to the north of us (no beach, no use for tourism) is now worth at least 40-50 million/are, i.e. $AUD4-5,000 for just 100 m2.
Ekas Bay has been quiet, but local government is now focussing on Ekas for tourism development, with infrastructure either here or on the way. As we’ve seen in Bali, land prices force investors to head to the outskirts of Kuta, then Legian, then Canggu … then where?
Buying land at Ekas now offers one of the few opportunities to get in early enough to make the investment affordable. West Lombok and the Gilis are being developed rapidly, central Lombok now has major developments at Kuta, including an expanded airport and Motor GP circuit. East Lombok is just getting started.
The Resort?
We’ve been here 18 years! We have a proven track record, proven revenue and we know a thing or two about tourism and Lombok/Indonesia. We have built to 4-star, we get 5-star reviews and guest satisfaction is proven by the number of return guests, which exceeds 50%. We don’t even advertise, we’re not on the booking sites and we rely almost solely on word-of-mouth. We know revenue could be substantially increased, but we are content with comfortable organic growth and our lifestyle.
The resort has not reached its full potential. A more professional management driven by improved revenues would ensure further expansion and growth. The unbelievably beautiful site guarantees growth and guest satisfaction, as long as the Resort is operating to guest expectations.
Freehold and HGB?
All the land has certificates with Building Rights (HGB). These are safely held by an Indonesian company called PT Hotplanet Indonesia. The company has two western owners, Prof Kerry Black from Australia and Mr Craig Webster from England.
Valuation?
This property is unique, never been sold and so there are no precedents. However, valuations can be made through standard accounting techniques for the business. For the land, the price of coastal land such as ours on incredible beaches and surf is “out in the cosmos” in places like Bali, Kuta Lombok, Gilis etc. As noted above, the minimum value of quality farming land is now as much as Rp 50 million per are. Our land is far superior as it meets the demands, and higher returns, of tourism. We are sure that our land prices are reasonable and acceptable to a serious investor.
Too good to be true?
Yes. You’d be very lucky to secure these “once-in-a-lifetime” sites.
Beach access?
All sites have beach access and many are right on the beach.
Natural setting?
We have planted 15,000 new trees, nurtured the land, banned any chemical sprays on the soil and kept our piece of Heaven just like Heaven. We can’t guarantee Heaven in the sky, but we can guarantee Heaven on the Planet.
Nothing better?
We believe there’s nothing better. Sure, you can build a clunky surf camp at the back on cheaper land, but our sections are for a much more discerning buyer with a strong investment plan and 5-star potential.
What about the quakes?
They all happened in the North of the island as it sits on a different seismic region to where we are in the South. Unfortunately for those in the North, this means a much higher risk of further movements. We did feel a few tremors, but there was zero property damage, and based on the seismic testing done by the Indonesian government in the aftermath of these recent quakes…they tell us that the South is safe…and insurable.
